The proposed Wood Trails development is located in the wooded buffer between the industrial area and Wellington. See Documents/Maps for overview of location.
The "applicant proposes to subdivide the property into a total of 66 lots. The lots range in size from 5,060 sq ft to 12,787 sq ft with an average lots size of 6,930."" This is in contrast to our current zoning of R-1 or one home per acre (an acre equals 43,560 sq ft). The preliminary proposal is to "locate the lots on site in three groups. Four east-west streets will serve the plat: NE 195th St, NE 198th St, NE 201th St, and NE 202nd St". This proposal is in the advanced preliminary planning stages; revisions to the proposal have been made suddenly several times. The final proposal has yet to be put into writing. Acceptance of the preliminary plat proposal has been recommended by the Hearing Examiner from Spokane. However, the final plat cannot be approved without rezoning to R-4 by the Woodinville City Council.

Montevallo is the neighbor and cousin of Wood Trails and as such shares the EIS process with Wood Trails. The Montevallo proposal is for a 65-house development on the west side of 156th between 202nd and 205th, just below the King-Snohomish County line. Most of these houses would be on 5,500 sq ft lots. The developer has elected to pay a fine rather than provide park space.
The combined Wood Trails/Montevallo proposals of 131 houses would more than double the number of homes currently located in Wellington west of 156th. Sources say there are five such tracts in the greater Wellington area on the board which will likely follow suit.
For additional vehicles to travel safely, 156th must be widened. However, this is not funded in the City's Capital Improvement Project (CIP) budget. The City is not requiring developers to pay for street improvements so costs will pass to Woodinville taxpayers. The city has posted local access only on 156th due to overcapacity yet it claims 156th can handle more traffic? It is unclear how the City approved the White Stallion building to sit on 156th without a setback to accommodate future road expansion. Zoning variances may allow commercial enterprises to continue up 156th. There are plans to widen the Woodinville-Duvall Road in the future. The latest plan is to add a middle turn lane and make Woodinville-Duvall a three lane road inside the City limits.
Requests are being made repeatedly by developers to the University of Washington to surrender the lease which sustains the golf course. This area could easily end up R-6 to R-8, or industrial or a jail. Many homes in our area have backyards which currently abut the golf course and crawlspaces which rely on well-drained wet lands found in the golf course area. Because the golf course is in Snohomish County the rules are different and many affected will not have much say. Those in nearby Snohomish County homes are very interested in the Wellington Hills development issues.
Although this site is not in our neighborhood it will have a significant impact the interchange at 195th. Woodinville 8 is located near the high school on the west side of 130th Avenue NE, between NE 197th Street and NE 200th Place which is outside of Woodinville city limits but in adjoining King County. The lot size is disturbing. This is a request to subdivide 7.06 acres into 56 lots for the development of single-family detached residences and tracts for drainage and recreation in the R-6 zone. The lots range in size from approximately 3,372 square feet to 5,500 square feet.
