Montevallo Short Plan Application

The City of Woodinville has notified us that PDI Properties (aka Phoenix Development) has submitted an application to Short Plat the property known as Montevallo. Located immediately West of 156th on the King County/Snohomish County line, PDI is planning to divide the 12.46 acre parcel into 4 lots. (Montevallo is one of the two properties PDI is looking to develop in Wellington—the other being Wood Trails.)

CNW invites you to review the enclosed Application and Pre-Plat documents. The City of Woodinville is accepting comments on this application thru December 4. We’re pleased with this new application for development:

This application represents another significant milestone in CNW’s history! With your active involvement and financial support, we’ve preserved the natural spaces in the greater Wellington/R-1 zoned area within the City of Woodinville. Take a moment to congratulate yourself and your family for your support here, too!!

We encourage you to submit any comments about the application to the City of Woodinville before the deadline. No public hearing is scheduled since a zoning change is not being requested. Comments can be emailed to Erin Martindale

Additional News Updates

Below are additional updates on other items of interest to the greater R-1 zoned areas in/around Woodinville:

Ordinance 550 will come back to the Woodinville City Council for further discussion in January, according to information we’ve received so far. Be on the lookout for email from CNW listing the exact date. Your physical attendance at these City Council meetings is important to ensure the right language is permanently adopted in the Woodinville Municipal Code so that homeowners are *NOT forced* to hook up to sewer, regardless of whether or not it is nearby. Being part of the audience in the City Hall Chambers audience the evening this is next discussed impacts how the Council speaks to these issues and how they vote.

Wood Trails Application for Development. Also extremely important to all R-1 residents is the question of vesting relating to the current Wood Trails development application. As you will recall, the developer submitted an application for Wood Trails just hours before the moratorium on new applications went into effect. There is a legal question as to whether this application is vested, due to the fact that it is not complete and a formal public challenge was made within the legal timeframe to question the validity of the application, since it was incomplete when it was submitted. This is a very important battle for CNW – if the application is considered “vested,” then CNW will need to step up to a huge new effort to fight the details of the application for development of Wood Trails. That is why it is very important we win on the vesting question/decision. CNW will once again be required to pay legal fees as legal work will be required. We’re in fund-raising mode again, and your help here is appreciated.

Neighbors to Save Wellington Park. Since the development plans for this park impact every area of our community in much the same way that Wood Trails and Montevallo do (safety, traffic, potential sewer, noise, light pollution), it’s important to continue to have your support for this important work. The majority of people we believe like the idea of a park, but not a high traffic and noisy regional sporting area – the current proposal plans more than 700 parking spots. You can help by physically attending Snohomish County meetings, contributing to Neighbors To Save Wellington Park (a separate non-profit from CNW with over 300 member families already), and making sure your neighbors are aware of this new threat. The plans for this park are NOT DONE. We CAN still impact how it is developed and how quickly it is developed, including retaining it as a golf course. More information is available at the Neighbors to Save Wellington website. We would also like to hear from you and how you feel about the current proposal, so we are sure we are representing the interests of our community. Right now, our desire is to keep everyone informed so you then can choose whether you want to support the efforts of Neighbors To Save Wellington Park.
